Owning an apartment room in Final Fantasy XIV may be a good investment. It allows players much more customization and benefits than dwelling in just inn-rooms. Apartments also have completely fixed pricing, giving them a static value despite supply or demand. This makes it substantially cheaper than owning a Final Fantasy XIV estate house that can cost millions.

Housing in Final Fantasy XIV always contains a portion of live service affected by the players. Because of server strains, only a finite amount of both houses and apartment rooms can exist at one time. Some world servers will have an abundant amount of apartment rooms, while others could possibly have none at all. Players should scout out each housing district, ward, and division until they find a place that suits their needs.

Though apartment rooms are much cheaper, players will want to save up at a good chunk of money and other currencies if they want to buy as soon as possible. One will want to hold on to at least 500,000 Gil and 44,000 Grand Company Seals as they progress through A Realm Reborn's story. This might seem like a lot to new players, but by simply avoiding needless spending one should have saved up that amount by just passively questing.

Owning an Apartment in Final Fantasy XIV

To be eligible to buy an apartment in Final Fantasy XIV, players must be level 50 in any class and gain the Grand Company rank of Second Lieutenant. This is best done as a combat class, as it requires completing the level 44 dungeon Dzemael Darkhold, level 47 dungeon Aurum Vale, defeating many monsters across the world highlighted from the hunting log, and a total of 44,000 Grand Company Seals.

Once at this rank or beyond, players can head to any of the housing districts: The Mist, Lavender Beds, The Goblet, and Shirogane. Each will have an instanced apartment complex: The Topmast, Lily Hills, Sultana's Breath, and Kobi Goten, respectively. Each room in a complex is always 500,000 Gil making it much cheaper than owning an estate house. This fee is not refunded when willfully moving rooms or districts, but it is if players choose to take part in Final Fantasy XIV's Population Balancing Incentives and fully leave a congested world. The total amount of rooms in Shadowbringers is as follows:

  • 90 rooms x 4 districts x 24 wards x 2 divisions = 17,280 rooms per world

Tips for securing a room

While 17,280 might seem like a lot of available space, it further depends on the player base and world. Vacant rooms are not advertised and players will need to directly travel to a complex to see what is free. Kobi Goten may have more possible space, as it has a further requirement of being at least level 61 and completed the Final Fantasy XIV Stormblood main story quest Not without Incident. However, it could also be in high demand from those higher-level players; but that just leaves extra space in the other districts.

Most importantly, large amounts of Final Fantasy XIV players forget the existence of divisions and newer wards. A sub-division is a version of a district turned 90 degrees so that north becomes west, west becomes south, etc.; it also contains estate plots 31-60. Because of this, players should always search sub-divisions and wards above 20. Players may find themselves separated from friends and Free Company members, but there are other benefits to living elsewhere.

Apartment Features in Final Fantasy XIV

There are certain perks to owning an apartment room that make it a different experience than living in an estate house. The biggest is that because apartment complexes are never destroyed, Final Fantasy XIV players are not at risk of losing their homes based on lack of subscription time. There are other features exclusive to an apartment room, some good and other restrictive.

Apartment Amenities

All apartment complexes feature a Market Board, Retainer Bell, and Chocobo Stable on-premises. The first two are mostly a convenience, while the latter lets players train their Chocobo companion, or change their color. Players can also feed the birds of any other tenant who has left them behind. Another nice feature of owning an apartment room is discounted teleportation to the building, which in turn can provide cheap transport to getting to the associated city-state capitals.

Inside the building also features a couple of NPCs, including a mender, Delivery Moogle postman, and merchant. The latter sells all sorts of items to decorate the room and permits to hire private vendors. However, if players have already dabbled in Final Fantasy XIV's crafting classes then players can simply make the furnishing themselves.

Room Size

Apartment rooms are much smaller than even the lowest estate houses, which all include at least a full basement. Apartments are a single large square room that can hold up to 100 interior objects; an additional 100 objects can also be stored away for safekeeping. An apartment can also house up to four merchant vendors, though they also cut into the 100 total space. An apartment's walls, floor, and lights can also all be adjusted.

While the apartment is only a single room, the ceiling is quite high, allowing players to create lofts with specific items. This includes the Factory Staircase, Wooden Steps, Wooden Staircase Bookshelf, and Wooden Loft. Players can also use multiple Riviera Wall Shelves staggered on top of each other to create a makeshift ladder. Additionally, one can also create private alcoves or small rooms via orientating various partitions and doors together.

Missing Qualities

Because Final Fantasy XIVplayers do not own the land, there is no option to adjust anything related to the complex itself. This means there is no use for any exterior items or designs, and they cannot even be placed into the storage facility. One can also not build any outdoor furnishings, leading to both un-useable items and no means of complex gardening. One can still plant basic flowers and produce in their room, but without a full garden, there is no way to cross-breed for rarer items and higher profits.

Additionally, apartment complexes completely lack workshop spaces. This makes it impossible to create voyages for owned airships or submarines. Individual players will still need to rely on their Free Company owning a dedicated estate house if they wish to partake in these missions. While voyages are a passive feature, they can lead to large amounts of increased wealth in Final Fantasy XIV.

This is the current state of apartments right now, but one of the planned features of Endwalker is the new housing district of Empyreum. Located within Ishgard, the apartment complex will follow the same scheme as all the other current housing zones. That means an extra 4,320 rooms per server. Competition for Empyreum will be fierce, but that also may mean huge vacancies in the other nations.
